76 Unit - Hampton Townhomes

February 2022

This 76 unit Class B townhome complex in Central Texas is a value-add project. We will invest $760,000 for interior and exterior renovations in order to increase the rents and thereby increase the value of the property. The target is to refinance in year 3 in order to return some capital to the partners and then hold the property for another 2-4 years for cash flow and appreciation.

This is a 14 unit townhome infill development project. Projected returns are 35% IRR over a 3 year period.

The River House

November 2021

This is a waterfront property we acquired in November 2021 that was already platted as 3 separate lots. We're currently under construction on the main house with the opportunity to build on the 2 remaining lots, sell the lots individually, or sell the entire property to an end buyer. This project should yield 2x on the investment.
